Rent and invest the difference
Rent vs invest delta: what happens to the monthly savings?
This rent vs buy calculator already models the rent-and-invest strategy: money that would have gone into the home upfront stays invested, and the cheaper housing path invests its monthly cash-flow advantage. Compare the resulting net worth with home equity over the same period.
How to use this tool
Compare equivalent homes
Enter a realistic purchase price and rent for housing that meets the same needs.
Include the full owning cost
Mortgage payments, property taxes, insurance, maintenance, PMI and HOA charges all affect the cash-flow difference.
Choose investment assumptions
Set the expected investment return, investment-tax assumptions and horizon. Test lower returns as well as your central estimate.
Read the investment decomposition
Review initial funds and monthly deltas separately, then compare ending wealth after the modeled sale and taxes.
The rent-and-invest monthly delta
The monthly delta is owning cash outflow minus renting cash outflow. If owning costs $3,000 and renting costs $2,200, the renter has $800 available to invest that month. At unchanged costs and a 0% return, twelve such deposits total $9,600 before modeled annual tax adjustments.
The model also invests upfront cash not used for a down payment and buyer closing costs, after allowing for the renter’s security deposit. The returned deposit is accounted for separately. A lower rent alone does not create investment wealth unless you actually save the difference.
When owning costs less each month
If renting has the higher monthly cash outflow, the calculator invests the difference on the buying side instead. This gives both choices the same housing cash budget rather than assuming only renters can invest.
Owner tax savings reduce the renter’s relative investable advantage under the entered tax assumptions. Review the detailed cash-flow and tax breakdowns alongside the investment chart.
Portfolio value versus home equity
A fair comparison includes both sides of the balance sheet. The buying path includes modeled home value, remaining mortgage debt, sale costs, applicable capital-gains assumptions and investments from any monthly advantage. The renting path includes its portfolio after modeled investment taxes and the refundable deposit.
Returns, rent increases, home appreciation and repair expenses are uncertain. Change these assumptions to see whether the result depends on a narrow forecast.
Frequently asked questions
Is rent vs invest delta a separate calculator?
The rent-and-invest delta is already included here. Use the monthly cash-flow comparison and Renter Investment Decomposition to see invested upfront funds and monthly savings separately.
Does the calculator invest the down payment if I keep renting?
Yes. Cash not used for the modeled home purchase is invested on the renting side after accounting for the renter’s deposit. Monthly cash-flow advantages are invested as well.
Can buying win even if renting costs less per month?
Yes. Ending wealth also depends on home appreciation, mortgage paydown, upfront and selling costs, investment performance and tax assumptions. Monthly affordability and long-term net worth answer different questions.
